TML examined the impact of a new development on Eiland Zwijnaarde-Noord by updating mobility figures from the original mobility plan, evaluating parking pressure, additional traffic generation, and mitigation measures. The results were presented to the project developers, who used this information to obtain approval from the relevant authorities for the planned development.
TML studied the potential impact of a new development on Eiland Zwijnaarde-Noord. To this end, we updated the mobility figures from the original mobility plan in function of the adjusted infill. We determined the parking pressure and additional traffic generation, as well as the impact on the local and wider surroundings. We proposed mitigating measures to counter the negative effects.
The new development creates higher parking pressure and traffic generation than described in the mobility plan. In the short term, it seems difficult to meet the parking standards, but in the longer term and with better provision of public transport and alternative modes of transport, the standard can be met. The lack of capacity due to higher traffic generation can be solved on Eiland Zwijnaarde-Noord, but on the R4 the problems at the complex with the E40 will increase without additional measures.

- In a first phase, we determined what the differences were between the layout in the quality plan for visual appearance and in the layout plan used for the original mobility plan.
- In a second phase, we determined the impact of that modified layout on parking pressure and traffic generation.
- In a third phase, we considered possible solutions to the higher parking pressure and higher traffic generation to mitigate the negative impacts in local and wider surroundings.
