TML helped develop a master plan for the former Santens site in Oudenaarde. TML conducted the traffic engineering analysis and optimised the circulation plan to assess mobility impacts and minimise parking pressure.


TML collaborated on the development of a master plan for the former Santenssite in Oudenaarde. The project team examined how this 18-hectare site could be transformed into a residential and shopping zone, taking into account urban planning, traffic engineering, programming, and landscape aspects.


We were responsible for the following elements:
  • TML provided the traffic engineering analysis - mapping traffic flows to and from the Santenssite - based on the planned programme, after which the mobility impact on the surrounding area is estimated.
  • We looked at the circulation plan in the study area, which we optimised to ensure that the different groups of traffic participants (through traffic and destination and local traffic) will move along desirable routes.
  • We also considered the entire mobility concept from the standpoint of parking. It is important that we do not increase the parking pressure on the city centre and station area. In view of specific programme elements in the planning area (e.g., retail), guidelines around parking and access were provided.
  • We then formulated measures. An important and critical starting point in the formulation of this plan is to achieve a win-win situation with the various stakeholders in the various solution components. The aim was to achieve a smooth and safe spatial integration and mobility solution for all mobility stakeholders.
